UPA was engaged by a high net worth investor to provide comprehensive valuation, research, planning, development due diligence and sale transaction management services on a 1,200 sqm residential development site in Armadale, Victoria.
After extensive review and consultation UPA provided recommendations to the investor as to which commercial real estate agent was appropriate to maximise the property’s true value in an expressions of interest campaign. An agent was appointed and the sale campaign commenced with UPA providing hands-on advice and transaction management services.
Outcome
The campaign is still in progress but we anticipate that the vendor, upon the successful agreeing to the sale price, will achieve a 100% return on his investment within 2.5 years, due primarily to the changing zoning laws within the City of Stonnington.
