UPA was engaged by the trustee of a wealthy Melbourne family to provide a portfolio valuation and review (sell or hold analysis) of an unencumbered portfolio of 16 retail assets across metropolitan Melbourne with a market value exceeding $40M. The trustee was keen to better understand the market value of his family’s assets (as they had not been valued in 10 years) with a view to selling underperforming asset with poor rental growth in secondary locations.
After a thorough review, recommendations were made to the trustee to hold all retail assets and to undertake a capital improvement and enhancement program ensuring continued rental growth in the years ahead. Ten of the retail assets were located within some of Melbourne’s prime and best-performing retail strips.
The trustee was delighted with the service provided by UPA and was confident that holding the assets within the family with short term capital enhancements was the right approach.
